1. Bookings & Payments
Q: How do I confirm a booking for one of The Urban Jungle Studios properties?
A: A Booking is only confirmed upon The Company's receipt of two items: a non-refundable 50% deposit of the total Booking fee 1, and a copy of the signed Accommodation Agreement or Event Contract 2.
Q: When is the final balance due?
A: The remaining 50% balance is strictly due fourteen (14) days prior to the check-in date or event date.
Q: What if I book close to the stay date?
A: If a Booking is made within fourteen (14) days of the start date, 100% of the total fee is due immediately to confirm the Booking.
Q: What happens if I miss the final payment deadline?
A: Failure to pay the balance by the due date may be treated as a cancellation by you, and the 50% deposit will be forfeited.
2. Cancellations & Refunds
Q: How do I formally cancel a booking?
A: All cancellations must be made in writing to The Company.
Q: What is the cancellation policy for Accommodation Bookings?
A: The policy is dependent on the notice period given:

30+ days' notice: The 50% deposit is forfeited.

14–30 days' notice: 75% of the total Booking fee is payable8.

Less than 14 days' notice: 100% of the total Booking fee is payable9.
Q: What is the cancellation policy for Event Bookings?
A: For Event Contracts:

60+ days' notice: The 50% deposit is forfeited10.

Less than 60 days' notice: 100% of the total Booking fee is payable, as the date was held exclusively for you11.
Q: What happens if The Company cancels my booking?
A: In the rare event of cancellation by The Company due to unforeseen circumstances (e.g., damage to the Property) , we will refund 100% of any monies paid, and our liability will be limited to that refund.
3. Property Use & Conduct
Q: Is a security deposit required?
A: Yes, a refundable Security Deposit is required for all Bookings14. It is typically secured via a credit card hold or EFT 48 hours prior to check-in.
Q: What does the Security Deposit cover?
A: It covers any and all damages, breakages, or losses to the Property, its fixtures, fittings, and contents16. If the cost of repair or replacement exceeds the deposit, The Company will issue an invoice for the balance, which is payable on demand.
Q: What is the policy on smoking?
A: The Property is a strict non-smoking environment (including vapes and e-cigarettes) inside any structure. Damages from smoking will incur a strict R 5,000 deep-cleaning fee.
Q: What is the noise policy?
A: No excessive noise, parties, or loud music will be tolerated, in accordance with municipal by-laws. The Company reserves the right to evict any Guest or Client in breach of this policy, with no refund.
Q: Can I host an event during my accommodation stay?
A: No22. The Property is to be used for residential purposes only during an Accommodation Agreement. No commercial activity, parties, or functions are permitted unless booked via an official Event Contract
4. Legal & Liability
Q: Am I liable for damages caused by my guests or vendors?
A: Yes, the Guest/Client is liable for any damages caused by themselves, their invitees, or their third-party vendors. The Company reserves the right to deduct the full cost of replacement or repair from the Security Deposit.
Q: Am I covered for accidents or injuries?
A: No27. All guests use The Property facilities, including the pool, garden, and fitness studio, entirely at their own risk. The Company, its owners, and employees shall not be liable for any injury, death, loss, or theft.
Q: What jurisdiction governs this agreement?
A: This Agreement is governed by the laws of the Republic of South Africa, and the parties submit to the jurisdiction of the High Court in Johannesburg.
